CT Design offer a number of Design Services, including Residential Building Design, Residential & Commercial Interior Design, Interior Decorating & Styling, Colour Consultancy and Holiday Rental Refurbishments & Furnishing. We can assist you with as little as re-decorating one room to as much as designing an entire new forever home and furnishing it, right down to the new linen sheets and toaster!
We have years of experience in the Industry and of working specifically within the Sunshine Coast & Brisbane region and have built up a trusted network of trades and suppliers whom we call upon for projects. Each project is unique and will be treated as such, ensuring your individual brief is fulfilled.
From the very first meeting, one of our designers will meet with you onsite to view your project and discuss your individual requirements. From this extensive discussion, we can establish what is required for the space both functionally and aesthetically, what you are hoping to achieve and your budget. We will then issue you with a detailed summery of the meeting with recommendations + actions required.
This initial consultation and project summary is $375 + GST. All further works will be quoted prior to commencement and will be based on the scope of works required.
After the initial consultation, we will put together a Client Agreement which outlines the scope of works for your individual project, expectations of both designer and client, as well as our fees. As each project is different, our fees will vary according to the scope of works. We base our estimates on previous projects that are similar to yours, however if the scope of works change mid-project or multiple changes are requested, an updated estimate of fees will be provided. Once commissioned, we can begin work on your project.
Our Designers will begin creating a design concept based on your brief, incorporating the individual requirements of your project. We will then present the Design Concept to you including preliminary drawings and recommended internal finishes.
Once the sketch design has been finalised, work will proceed to be developed to CAD detail drawings plus the schedule of finishes, which can include all selections required for Joinery, Plumbing, Electrical + Internal Finishes. These will then be issued to tender or to the clients preferred builder and sent to council for building approval if required. We may request quotations from additional contractors on your behalf if the required for the project, including Structural and Hydraulic Engineers and Surveyors.
Final Approval +
A full quotation will be submitted for work to commence, including our fees for Contract Administration for the project. Once this has been approved, work can be scheduled.
Once commissioned, we will work closely with the chosen builder to ensure all progress claims and variations are processed. Weekly site meetings will be included and our team will keep you informed with regular updates and photos of progress. This is especially helpful for clients who do not live locally. We will also ensure all building codes are followed and certificates are received upon completion.
While we endeavour to keep your project running to the builders estimated time frame, it is ultimately up to the builder to ensure the project is completed on schedule. All progress claims and invoices will need to be paid on time, otherwise the project may be delayed. We liaise directly between the builder and our clients to ensure open communication at all times.
Furnishing + Decorating
Our team specialises in creating beautiful spaces. We can supply and coordinate all interior decorating and furnishing for as little as one room or for every room of the house, including outdoor spaces. We have an array of fabric and furniture suppliers we regularly use and can also organise bespoke custom-made pieces that will suit your project. These items may include rugs, lamps, furniture, mattresses, scatter cushions, bed throws, linen, artwork, wallpaper, kitchen packages, laundry packages and more. We can assist you with:
Furniture selection, supply and installation
Selection and specification of all hard / building finishes
Soft furnishings including fabrics and window treatments (from manufacture to installation)
Custom furniture design
Space and furniture planning
Flooring solutions, including tiling, timber floors, carpets and rugs
Interior and exterior colour schemes
Placement of accessories and design accents
Artwork selection and installation
Holiday Rental Furnishing + Styling
A full quotation will be submitted for all furnishing and decoration for client approval prior to the commencement of orders. Once the Quotation has been approved, a 75% deposit is required before placement of orders. A further 20% is invoiced approximately 1 month prior to completion and the final 5% invoiced once all items are installed.
We offer the additional service of styling for renovated and furnished projects that are to be holiday let. We can style your home or apartment to ensure it looks its very best and work with a professional photographer (ours or yours) to capture the best photos for your Agent or your AirBNB listing, which is an important factor in the success of your holiday rental and return on investment. All fees will be quoted upfront and prior to commencement.
